I purchased this home in Sept 2015 and have spent 8 months remodeling it. Now I find myself in a situation that I would like to cash out but I am not in a distress situation.

I have a clear, unencumbered deed on the property .

I have an Active lease Purchase Agreement on the property with the current tenant contracted at $724.01 per month for the 84 months ( approx 72 months remaining ), the tenant is also responsible for the property taxes and homeowners insurance . New ceiling fans in every room (5 Total ), New 12,000 btu floor ac unit & 15,000 btu window ac unit they will freeze you out of the house quickly, New room x room heaters that will heat the house and run you out quickly.
New carpet and padding, New Vinyl flooring in kitchen, tile in bathroom, New wood window blinds on front windows and vinyl blinds on the side and rear windows, New electric hot water heater, New gas Stove, New Microwave Oven and its hugh, New tile counter top in kitchen, New faucets in kitchen and bath, Fresh paint top to bottom, chair molding in living room, crown molding in bath, Kitchen cabinets refinished.
The garage just had all the exterior wood replaced with hardy board, new heavy duty ramp into garage wide enough for you car or toys, new flooring, completely rewired, New ac unit, New light fixtures, Tons of shelving and there is also a small tin shed ( 6x6 ) next to garage.
The house has a nice shaded yard with pecan tree, the lot does not hold water during a hard rain and drains nicely. The back yard has plenty of room for entertaining guests or for your pets to run and play.
